Poole Harbour Recreation Interim Scheme

The Poole Harbour Recreation Interim Scheme (2018) came into effect on 2 January 2019 to provide a mechanism to mitigate the effects of development upon Poole Harbour Special Protection Area (SPA) and Ramsar site.

The interim strategy has been introduced to enable development to satisfy the appropriate assessment as required by the habitats regulations and to allow development to continue being delivered.

We are currently coordinating a joint public consultation on the draft Poole Harbour Recreation Supplementary Planning Document (SPD).  The Poole Harbour Recreation SPD will replace the interim strategy.

New Charge

The charge is based on the cost of delivering SAMMS will be for a:

  • house: £139
  • flat: £95

The charge will apply to all new development in Poole which would result in a net increase in residential development. Other types of development may be considered on an individual basis in consultation with Natural England.

The contribution is payable through either a Unilateral Undertaking or Section 111 agreement, together with an administration fee of 5% of the total contribution. The administration payments are subject to a minimum charge of £25 and capped to a limit of £333 per contribution type.
