Planning Inspector’s verdict on Poole Local Plan

Following an in-depth examination process, an independent Planning Inspector has found the draft Poole Local Plan to be legally compliant and ‘sound’.

This means the Plan will now be presented to Full Council at their meeting on 13 November for adoption. If approved the Plan will set out a new planning blueprint for Poole to meet its needs and guide development to 2033.

Over the past five years the Council has been working with the community on the preparation of a Local Plan for Poole, which aims to support planned growth and future change across the town to help deliver:     

  • town centre regeneration supporting the development of brownfield sites and the introduction of new public quaysides along the harbour edge
  • deliver new homes / jobs in the town centre
  • secure the delivery of affordable housing and homes for an ageing population
  • create 9,000 new permanent jobs
  • provide the framework for infrastructure ie schools, healthcare, play areas and a safe, connected and accessible transport network to support expected growth
  • protect Poole’s environment and open spaces
  • preserve and enhance Poole’s heritage assets
  • ensure new development is well designed
  • support the delivery of the Stour Valley Park concept, a new public open space that could create a valuable recreational resource in North Poole
  • help manage congestion, encouraging better travel choices and a reduction in reliance upon the car
  • direct retail growth into the town, district and local centres

Julian McLaughlin, Head of Growth and Infrastructure, Borough of Poole, said: “We are really pleased with the Inspector’s conclusions following a successful examination process. We now hope the Poole Local Plan will be adopted later this month, providing a robust planning framework for determining planning applications and enabling greater focus on service planning and infrastructure investment in Poole.”

Cllr Ian Potter, Cabinet Portfolio Holder for Planning and Regeneration, Borough of Poole, said: “The Poole Local Plan supports the Council’s long held ambition for town centre regeneration and the development of brownfield sites in the area. In addition it helps set out how Poole will remain a distinctive place in its own right, which is really important to our residents and businesses as local government reorganisation takes shape next year.”
